When you are ready to make your reservation just click on our reservation link.  Our property tends to fill up quickly so be quick when making your decision.  The property can be booked out up to 365 days into the future with 7 day minimum rentals unless for special holiday weekends.  We can’t wait to have you stay with us!  If you have a question prior to making a reservation, please email info@sunnymansions.com. Ready set pack

What do I need to bring?

Whether this is the first time you are renting from a family home or “you’re a pro” this is what you need to bring with you (or buy after checking in) to make your trip successful.

  • Soaps/Shampoos – We provide small soap and shampoo starters (similar to what you would find in a hotel) for each bathroom.  However, if you want more you should bring your favorite kind with you. 
  • Beach Towels – We provide wash cloths, regular towels, hand towels and pool towels in each rental.  If you wish to go to the beach we strongly suggest you stop at a gift shop buy some cheap souvenir towels and take them with you to the beach.  There are plenty of towels and washcloths for all your guests in the house already.
  • Specialty Cookware – We provide the pots/pans/glasses/crockpots, baking sheets etc. but if you are wanting to have a seafood boil or lobster party you will need to buy or rent something to cook that particular item in.  If for some reason a basic item in the kitchen is broke or missing message us and we will overnight one to you!
  • Swimwear – We provide the pool and the spa but just like your regular clothes you also need to pack a swimsuit (we suggest more than one so they can dry).
  • Laundry Detergent – The washing machines and dryers are free to use and we even provide a couple free loads of detergent (used for check out) however if you plan to do a bunch of laundry we suggest you pack some pods or buy some while you are at the grocery store.
  • Dishwasher Soap / Dish soap – Once again we provide the equipment and a couple of free pods but you will need to buy more if you plan to use more.
  • Favorite Bedding – We provide sheets, pillows, comforters and extras but if you have that favorite pillow be sure to pack it. 
  • Food – All this is on you!

1.   Get on FL-528 W/FL-528 Toll W
2.   Take I-4 W to US-192 W 
3.   Take exit 64 from I-4 to 192 W
4.   Follow US-192 W to Formosa Gardens Blvd S
5.   Turn West (Right) onto Funie Steed Rd
6.   Turn South (Left) onto Emerald Island Entrance (Right after the the 429 overpass

Sandord Airport to the Island: (54min)
1.   Get on 417 Toll stay on till signs for I-4 W
2.   Take I-4 W to US-192 W 
3.   Take exit 64 from I-4 to 192 W
4.   Follow US-192 W to Formosa Gardens Blvd S

Being prepared

Arriving to the Gate House

Arriving for the first time to Emerald Island can be confusing.  You will need to have the resort access registration  paperwork filled out prior to arriving at the gate house.  See the link below.

When arriving for the first time you will need to be in the left lane to drop off your paperwork.  Later that day or the following morning you can stop at the clubhouse and get an access card which will allow you to use the card access lane on the right.  Watch the video below for more informaiton.

Getting to know your rental

Knowing your rental property inside and out is something that will help you greatly.  We encourage all guests to read through this entire book as it will help you understand the rules and policies Sunny Mansions LLC uses to keep our rentals in tip top shape.  There is a copy of this entire book in each rental property.  Upcoming guests will also receive a link to this book in their email. 

Pool Heat

Pool heat is an optional service.  SPA heat is included with the property.  During the summer months pool temperature stays relative to the outside average air temperature as the ground temperature is much warmer in Florida. If you would like to add pool heat to your stay there is a daily rate for this service because electricity is so expensive in Florida.

Grill Usage

Grill usage is included on all our rentals.  We encourage all our guests to use this if they feel comfortable grilling.  There is always a spare propane tank with the grill.  We encourage you to follow all directions and turn off the gas while changing tanks.  Please keep the grill clean and burn off any remaining items on the grill after usage.  Keep the grill cover closed when not in use.  

Property Access

We reserve the right to gain access to the property at any time for emergencies and for maintenance requested via the renter or smart alerts.  If we detect a water leak or HVAC issue we will do our best to communicate this to you however we will first alert maintenance to fix the issue.  Contractors and cleaners will always use the front door and ring the door bell. Please answer and let them in to do their jobs.  Pool cleaning is done weekly. They access the pool equipment and the pool via the screen door.  Keep this door unlocked at all times.

Quiet Resort Hours

Emerald Island Resort has strict noise quiet hours.  

11 PM EST – 8 AM EST

This means no blaring of music, yelling or other loud noises outside.  Our staff routinely monitors the properties and will stop at the house if noise is out of control.  While 11 PM is the cut off time 10 PM is usually the time the resort begins to quite down.   

Parking

Parking is permitted for two cars in the driveway, but you may not park in a way that blocks the sidewalk. Also, you may not park sideways.

Street parking is permitted on the odd number side of the street during odd months and the even number side of the street during even months. For example, March (3) is an odd numbered month so you can park on the side of the street with odd house numbers.  The HOA may tow your car at your expense if you violate these rules.

 

Responsibilities and Disclaimers

This property is privately owned, and management reserves the right to refuse service to anyone. Sunny Mansions LLC. and/or the respective owner will not be responsible for accidents or injuries to any guest or visitor and will also not be responsible for any damaged, lost, stolen, or destroyed personal possessions. Sunny Mansions LLC. reserves the right to dismiss persons from this property for violations of our rules.

Security Systems

The Premises are equipped with an alarm system and exterior security cameras. Cameras are installed primarily as a theft deterrent and to avoid police dispatch for false alarms and noise complaints. Security cameras are not monitored and should not be relied on for personal safety. No cameras are placed inside, or with any view of the interior of the property. Alarm system and security cameras may be used to verify compliance with rental policies. 


Your privacy is important to us and you should be aware that screened in porches are external and open to the elements.  These screened porches provide no privacy from neighbors.  Public nudity of any kind is illegal in the State of Florida.  While our cameras do not invade your privacy we cannot prevent other neighbors from watching or recording your activity.

Exterior cameras on the premises allow us to immediately know if and when property damage occurs from hurricanes or other storms.  Florida severe weather is more than common.

In the event you require footage for a police or insurance report please make your request via email info@sunnymansions.com.  A video retrieval fee of $50 will be assessed and can only be downloaded within two weeks of the incident.  Video footage will be shared via web link only. Recorded event motions are triggered and notifications are pushed when a person(s) proximity to pool equipment, propane tanks, sprinkler devices, electric and utility panels occur. Please do not go near these  items/locations.”  There are a total of five motion cameras on property.

Door Lock Access

You will receive via text or email the door lock access code.  This will be sent a few hours prior to check in only.  This door code will cease working once your reservation ends.  No physical keys will be provided to the rental. 

NON-SMOKING House

All rentals are non smoking.  Violations will result in an expensive cleaning fee.
